To design one landmark residential building with an outstanding architectural merit conforming with the EPU’s guidelines of the minimum space allowed of 110sq ft per person or more.
Meeting the highest environmental standards. Use of reflective internal materials such as floor and wall finishes, ceiling systems and window designs to improve natural daylight whilst maintain aesthetical values.
Building shall where possible be oriented on the north-south direction to minimized glazing effect and to maximized natural day lighting. Where this is not possible, large louver system shall be integrated into the design.
Design features shall be attractive, welcoming and innovative with distinctive design features as integral part of residential building identity.
Design shall meet minimum specifications of Persons with Disabilities Act 2008 (Act 685).

The project objectives are to design a Service Apartment at Bukit Jelutong to achieve of the following requirements:-

To create a unique and practical design that in itself will provide a new landmark residential building complex for Bukit Jelutong.
Greenest
To comply and conform to the working environmental standards. Built to best current practice that contain to all Building Codes and practices. Achieve the desired green rating based on agreed rating system, the green rating of GBI (Malaysia) and the MS 1525.
