The growing township area of Bandar Utama is the testament to the rapid development of Sandakan, the second largest town in the state of Sabah, after the capital city of Kota Kinabalu. Located on the northeast coast, the town is heavily dependent on the timber-logging industry that has been established since the British colonial era, along with the recent oil refinery and shipyard nearby its seaport.

To meet the growing population, the client, had requested for design proposals of high-rise residential blocks known as Sky Residences. The proposed 700 housing units of the condominium are situated on the edge of Bandar Utama, overlooking the panoramic view of the neighbouring Sandakan Golf and Country Club and the vast land of oil palm plantation.

For this design proposal, several design options have been presented for the 23 storey condominium. The first option with the two square blocks of car park fronting the main entrance is placed nearby the open hall and clubhouse. The two blocks of condominium of four different types of unit are placed perpendicular, facing the golf course. The units available are varying from 78.9 square metres (850 square feet) to 111.4 square metres (1,200 square feet).

The other two options proposed is based on the curvilinear blocks of car parks with the different façade designs. The first option represents a rather modern approach with simple and modest appearance. Meanwhile, the second option highlights the green design with the interplay of vertical steel structures, with the car park blocks bend outwards.

All of the design options are provided with the many facilities of a modern condominium, such as laundry, shops, café, changing rooms, toilets, games room, gymnasium, multi-purpose hall, management and maintenance office, surau, swimming and wading pool, playground and courts.
