The project belongs to Malaysia’s main energy provider, Tenaga Nasional Berhad (TNB). The site located on a commercial centre is measured at 2496.35 sq m with the built up area of 13800 sq ft. This double storey utility building is to accommodate an 11kV switchgears and ancillary equipments for electricity power distribution system which is to generate electricity to nearby substations. The Ground Floor with a built up area of 8500 sq ft houses transformer yards, high voltage cable and it is also functions as mini substation. For the First Floor with a built up area of 5300sq ft will be functioning as switchgears and control rooms.

The project implemented a Vernacular “Strait Settlement Style” which is to emphasis on Malaysia’s historically famous culture designs. The design incorporated for aesthetic purposes which go beyond a building's functional requirements.
