The initial design stage is to establish the overall allowable square footage of the gross built up area, taking into account of the unrealised or allowable plot ratio of Parcel B. The overall square footage is approximately 885 900 sq ft.
A site analysis is carried out based on the future development within the vicinity of the proposed site. The site is a mixture of commercial towers, hotels, residential units and a shopping mall. The area is adjacent to KLCC and the Park’ and the underground LRT Ampang station.
The use of renewable sources and environmental friendly materials in the design is the dominant feature for this building and will be implemented with the view to plan the buildings to embrace the ‘2030 Challenge’.
As green technology will continuously improve every year, we proposed the design of the OSK Plaza will be planed towards achieving a zero carbon status by the year 2030. It will be a conscious step and effort to reduce the dependence on fossil fuels for its energy consumption.
The ‘2030 Challenge’ sets achievable and affordable targets to dramatically reduce the energy consumption of the building sector by 2030 and beyond.
